ABOUT THE PROJECT

The first GROPYUS high-rise building is located near Koblenz. Thanks to industrial prefabrication, each floor—made up of 69 elements—was assembled in just one week.

Project overview

The timber-hybrid high-rise offers one- to three-room apartments ranging from 28 to 74 m² of living space, optionally with a terrace or balcony. As part of the construction, a 320 m² playground and 80 resident parking spaces were also created.

Location and urban context

The building is set in a natural environment with direct access to the Nette river and the Nette Nature Trail. Schools, daycare centers, and local amenities are within walking distance. The well-balanced infrastructure and high location quality offer strong potential for attractive, family-friendly living.

Key features

Energy positive in operation

The photovoltaic system integrated into the façade supplies the building with energy-efficient electricity for heat generation via heat pumps. As a result, the building achieves energy positivity in operation.

Climate-friendly design

Over its entire life cycle, the building emits up to 95% fewer greenhouse gases compared to reference values defined by DGNB and GEG. With an average carbon footprint of 11 tons of CO₂ emissions per person in Germany in 2021, residents can reduce their personal emissions by an average of 9%. One ton of CO₂ is stored for every cubic meter of wood used.

High tenant satisfaction

Our internal surveys show very positive feedback from tenants. Residents particularly appreciate the well-designed apartment layouts and the user-friendly smart home technology. Around three-quarters of all tenants use the internet service provided by GROPYUS.
