ABOUT THE PROJECT
Commissioned by BUWOG, a new residential block is being developed in Berlin Lichtenberg, spanning 170 meters in length with nine access cores.
Project overview
• 3 one-room, 63 two-room, 75 three-room, and 17 four-room apartments
• All units feature a balcony or terrace facing the courtyard
• Heating provided via district heating
• Outdoor area includes over 400 bicycle parking spaces, new plantings, and newly designed seating and play areas

Location and urban context
The development site on Schlichtallee is situated in Berlin Rummelsburg, directly adjacent to the railway network. The location offers strong potential for high-density residential construction with stable infrastructure and efficient connectivity, but requires tailored acoustic protection solutions specific to the building.

Future-proof construction
The new building is designed as an EH55 NH efficiency house and meets the eligibility criteria for the BEG funding program 'Climate-Friendly New Construction'.
The project aims to achieve the QNG Plus certification and even meets the greenhouse gas potential requirements of QNG Premium. Preparations for EU taxonomy compliance further emphasize the project's commitment to sustainable and future-proof construction.
Vibration and acoustic protection
Due to its direct proximity to railway tracks, the building must meet specific requirements for vibration and sound insulation. To ensure acoustic comfort, specially designed wood-aluminum windows are installed. Additionally, the building is elastically mounted using vibration mats, preventing perceptible tremors within the residential units.
Accessibility
To meet the requirements of the Quality Seal Sustainable Building – QNG PLUS, at least 80% of the residential units and shared spaces comply with at least 7 out of 8 criteria of the “Ready – visitor-accessible” standard for age-friendly and barrier-free housing. This ensures a high level of accessibility while fulfilling all legal requirements, including the Berlin State Building Code, the Barrier-Free Living Berlin regulation, and DIN 18040-2.


Key milestones
• December 10, 2024: General contractor agreement finalized
• January 21, 2025: Full building permit granted
• August 11, 2025: Construction begins under GROPYUS
