ABOUT THE PROJECT
GROPYUS's first redensification project is also its first construction project in Berlin. The building is being constructed on behalf of BUWOG.

• 7 floors, including a base level, five residential floors, and a recessed top floor

Location and urban context
The project site on Hildegardstraße is located in Berlin’s western districts, offering excellent connectivity to major transport routes and established infrastructure. The surrounding neighborhood presents strong potential for high-quality densification within a stable urban environment. Due to the complex access conditions, the project requires highly precise construction logistics.

Logistical challenges
The project is being realized within a densely built inner courtyard, offering limited space for logistics and assembly. All prefabricated building components, bathroom modules, and machinery must be lifted over the existing front building using a crane. This complex setup demands exceptional precision in planning, timing, and execution.
Barrier-Free Living
GROPYUS designs thoughtful floor plans based on Universal Design principles to create barrier-free, resident-centered multi-family homes. This building complies with the Berlin State Building Code, the “Barrier-Free Living Berlin” regulation, and DIN 18040-2 standards.
Industrial prefabrication
All building components are manufactured in the automated production facilities of GROPYUS in Richen. A total of 855 wall and ceiling elements will be installed in this building.
Key milestones
• September 19, 2024: General contractor agreement finalized
• May 7, 2025: Full building permit granted; construction begins under GROPYUS
• August 22, 2025: Completion of the first upper floor
