Berlin / Vienna, 4 February 2026First project in Austria: GROPYUS is collaborating with Rhomberg Bau to construct two buildings as part of the first phase of the Südtiroler Quartier development – a BUWOG project on Siebenbürgerstraße in Salzburg. This project is moving fast: The two new buildings and their combined 68 residential units are scheduled for completion in 2026. The phased implementation is being carried out with the needs of the existing tenants in mind. It will enable the majority of the approximately 60 affected parties to relocate into the new complex with only one move.


GROPYUS is building 62 apartments with a gross floor area of around 3,800 square meters. The remaining residential units are being constructed by general contractor Rhomberg Bau. In total, more than 400 apartments are being built in the neighborhood. The industrial series production and versatile, modular construction system mean GROPYUS can flexibly draw on existing plans, contributing to the rapid and timely implementation of residential construction projects.


Markus Fuhrmann, founder and co-CEO of GROPYUS, says: “Our company was founded in Vienna, so it is a major milestone for us to now be able to showcase our fully digitalized, industrial construction methods on the ground in Austria for the first time – especially in such a forward-looking project as the Südtiroler Quartier. The Austrian housing market is facing major challenges: rising construction costs, a housing shortage, and strict environmental standards to reduce construction sector emissions. Our approach offers a real opportunity to address these challenges while quickly creating affordable and sustainable living space."


Jürgen Kainz, project manager at Rhomberg Bau, says: “GROPYUS has already attracted considerable attention in Germany for its commitment to sustainable timber construction, as has Rhomberg Bau with its holistic timber system solutions. It’s therefore only logical that we would develop the approximately 400 residential units together – 62 by GROPYUS, and the remaining 300 by us.”


Andreas Holler, managing director of BUWOG Group GmbH, adds: “Working closely with city government representatives, we have succeeded in bringing about an exceptionally important project that will help to alleviate Salzburg’s housing shortage. Through our cooperation with GROPYUS and Rhomberg Bau, we are not just creating sustainable and affordable living space but also developing Austria’s largest timber-based residential building to date.”


The first building comprises 39 units on four floors. The second building has 29 apartments on three floors. Both buildings will be supplied with district heating and will have photovoltaic systems installed on the roofs. The construction project is intended to meet the requirements of the Austrian klimaaktiv GOLD building standard.
